The Senior Advocacy Network now offers no-cost legal services to homeowners who are or may be facing foreclosure.
The Homeownership Preservation Program serves homeowners aged 60 and older in Stanislaus, Merced, San Joaquin, and Mariposa Counties. Our objective is to help preserve homeownership for low-income and middle-income older adults and improve economic stability in our service area.
We offer educational presentations to community groups about the foreclosure process in general, reverse mortgage foreclosures in particular, and predatory loan products that target older adults.

Facing foreclosure?
- We provide full-scope direct legal services and advice to homeowners in danger of losing their homes to foreclosure.
- We assist mortgage borrowers in identifying their options, avoiding and curing defaults, accessing loss mitigation options, and securing foreclosure sale postponements.
- We assist homeowners who are victims of predatory loan products and fraudulent schemes that can strip equity and lead to home loss.
- When necessary, we may litigate to redress wrongful foreclosure, improper servicing practices, fraudulent lending practices, and elder financial abuse.
- We also assist in avoiding judgment liens through debt collection defense, and in identifying and resolving title issues.
